One of my mentors, the late, great Ralph Spencer, who was a pioneer in training commercial real estate agents, would always remind me of a concept of “subconscious competence.” It was not to be mistaken for conscious competence, but in fact this was the fault of many commercial real estate brokers he would tell me. And since his passing, several years ago, I am often reminded, when interacting with our commercial real estate broker coaching clients, how much this assumptive error continues to permeate the brokerage landscape.
