CRE Brokers: Nothing Moves a Hesitant Prospect Like This

Graphic featuring the Massimo Group logo and the headline: CRE Brokers: Nothing moves a hesitant prospect like this.

Last week, I broke down the first two persuasion levers every CRE Broker should be using in their prospecting:

Community – referencing nearby or peer activity to trigger relevance

Social Proof – showing what others like your prospect are doing to build trust

These two are powerful because they lower resistance.

Today, let’s shift focus.

Because the next two levers are the two most meaningful in moving deals forward.

If you’ve ever had a warm lead go cold, a follow-up get ghosted, or a meeting that didn’t convert…

These levers will help.

Let’s walk through the final two: Scarcity and Data 👇

3. Scarcity

Nothing moves a hesitant prospect like the fear of missing out.

Scarcity is the sense that something valuable is limited.

Not because it’s bad, but because it’s in high demand… or time-sensitive… or about to change.

And that’s what makes people act.

You’ve seen this in your own deals.

A vacant space sits on the market for 60 days with no offers.

Then one tenant makes a serious inquiry, and suddenly, two more show up the next day.

This is behavioral psychology in action, rather than a fluke coincidence. It just is.

How to use it on a call or email:

  • Highlight units that have just leased to create contrast
  • Share time-sensitive data (rate hikes, zoning shifts, tax changes)
  • Emphasize low remaining inventory or limited deal terms

Example:

“We just leased a similar space on the 2nd floor last week. That leaves two with this layout, and we’ve had a lot more movement in the past 10 days.”

Or: “Rates are expected to climb again next quarter. If you’re considering a refi or sale, that timing could really matter.”

Coaching Tip:

Scarcity only works when it’s real.

Never manufacture urgency. But don’t understate it either.

If inventory is low, say it. If buyers are circling, say it.

Your job is to paint the picture of reality, clearly and confidently.

4. Data

Some people are driven by logic rather than emotion. And some prospects simply won’t move unless the numbers make sense.

That’s where data comes in.

When you share real numbers (rent comps, absorption rates, lease-up velocity), you’re doing two things:

  1. Showing you know the market
  2. Giving them a reason to take action

It’s not about overwhelming them with stats.

It’s about anchoring your insight in facts.

How to use it on a call or email:

  • Reference hyper-local performance data (rent trends, vacancy, absorption)
  • Compare their asset to recent activity nearby
  • Quantify the upside or downside of waiting

Example:

“Absorption in the area is up 12% quarter-over-quarter, and asking rents have climbed 7% since January. That suggests demand’s accelerating, and your building may be underpriced.”

Coaching Tip:

Always lead with one powerful number, not a spreadsheet.

Make it conversational. Make it relevant. And tie it directly to your call-to-action.

There you have it. These two levers —Scarcity and Data —turn interest into urgency. They help your prospects understand what’s at stake and justify taking the next step.

When layered with last week’s two levers (Community and Social Proof), you have all four levers that feel:

✅ Relevant
✅ Trustworthy
✅ Time-sensitive
✅ Backed by facts

That’s what opens doors, and ultimately what moves deals.
