The Truth About CRE Brokerage and Social Media

I’ve spoken with countless brokers who built their businesses the traditional way (cold calls, networking events, and referrals). And for years, that alone was enough.
But over time, they started noticing something: newer brokers, some with far less experience, were gaining traction faster, closing bigger deals, and becoming the go-to names in their markets.
Naturally, they kept asking me the same question:
“What’s changed?”
My answer: Digital presence.
A strong online presence doesn’t replace the fundamentals of brokerage, but in today’s world, it amplifies them. Yet, many brokers resist it because they don’t see the value or believe some untrue common myths.
So, let’s break them down.
Myth #1: A strong digital presence leads directly to deals
Let’s set the record straight: A digital presence alone will not magically land you a $10 million transaction.
Brokers often ask, “What’s the ROI of posting on LinkedIn? How many deals will I close after posting for six months?”
The answer: It’s not about immediate ROI. Think about it like networking at industry events. You don’t expect to walk out with a signed contract when you go to a conference, right?
You go to meet people, build relationships, and establish your reputation.
Your digital presence works the same way. It keeps you top-of-mind so that when a client needs a broker, they think of you first.
A buyer, seller, or tenant may follow your insights for months (even years) before reaching out. The key is that when they’re ready, you’re already positioned as the expert.
Myth #2: Social media is the only thing that matters
Some brokers believe having a strong LinkedIn or Twitter (X) presence is all they need. Others avoid social media altogether, thinking it’s not “serious” enough for CRE.
Both perspectives miss the bigger picture.
Social media is just one piece of a much larger digital ecosystem. Your digital presence includes:
- Your website – The foundation of your online identity. This is where prospects can learn about you, see your past deals, and get in touch.
- Email marketing – One of the highest-ROI tools for staying in front of clients and prospects.
- SEO & online directories – Being easy to find when someone searches for CRE brokers in your market (this is critical).
- Content marketing – Blog posts, market reports, whitepapers, etc. Content that positions you as the market expert.
Social media supports your digital presence, but it isn’t the whole picture. Your goal isn’t to be an “influencer”; it’s to establish trust, provide value, and make it easy for the right people to find you when they need you.
Myth #3: I’ve survived without it for years; why start now?
Many seasoned brokers think, “I’ve built my business through relationships and referrals. Why should I start focusing on digital now?”
Here’s why: Your competition already is.
Your next client isn’t just asking their network for recommendations; they’re searching online. They’re following industry leaders on LinkedIn. They’re looking at market insights on Google.
If you don’t have a presence, you’re invisible to them.
Consider this: If two brokers have the same experience and expertise, but one has a strong online presence and the other doesn’t, who gets the call?
The reality: consistency builds authority
Your job isn’t to become a social media marketing guru. It’s to communicate the value you bring as a CRE broker consistently. A well-crafted digital presence is a great add-on to your traditional marketing efforts.
So, the next time you hear, “I don’t have time for social media” or “It’s not for me,” remember:
- No one has ever lost a listing because a broker built their personal brand.
- Every piece of valuable content you share builds trust and authority.
- Maintaining consistency in your digital presence enhances your client relationships and can lead to new opportunities.
